Some projects involve meaningful changes. Others require very little. The work starts by looking carefully at layout, light, proportion, storage, and how the space functions day to day.
From there, decisions become practical. What stays. What changes. What is worth investing in. What is not.
Because I work in both design and real estate, those decisions are never made in isolation. They consider how the space feels now and how it will perform over time.

When you are preparing a home for sale, design becomes strategic.
That does not mean renovating everything. In fact, it often means doing less. The goal is to present the home in a way that feels cohesive, well cared for, and easy for buyers to understand.
Sometimes that involves paint, lighting, or minor updates. Sometimes it involves editing furniture and simplifying how the space reads. And sometimes the smartest move is to leave a room alone.
Because I work in both design and real estate, recommendations are tied directly to market response. We focus on changes that support value and skip improvements that do not meaningfully affect price.
The result is a home that enters the market prepared, positioned, and priced to perform.

When you are buying a home, design helps you see beyond the surface.
It is easy to focus on finishes, furniture, and what photographs well. It is more important to understand layout, natural light, storage, ceiling height, and how the space will function once you are living in it.
Some updates are cosmetic. Others are costly and disruptive. Part of my role is helping you distinguish between the two before you write an offer.
We look at what can change, what cannot, and whether the investment makes sense long term.
The goal is not to find the most polished house. It is to choose the right one.
