New Construction: Is It Right for You?
New construction home developments have sprung up across the country. They show beautiful new designs in both living spaces and exterior details. It’s appealing to have the ability to choose your flooring, countertops, cabinets, lighting, and other features—moving into a home no one has ever lived in. There are also good reasons to consider a resale or a gut rehab home as well. Understanding the advantages of each, you can decide if new construction is right for your needs.
Brand New Construction Home
The first advantage for new construction is that everything is new, fresh, modern, and includes the latest design trends. Appliances and windows will be energy efficient and include all the newest features. New construction homes are designed with a floor plan and amenities to fit the way families live now. Most builders also allow you to customize to further personalize the space. What is most attractive to first time home buyers is a lower budget for repairs since everything is new and should include a warranty.
Resale Home
A resale home can offer great value to homebuyers. The home will already have landscaping and upgrades installed, saving out-of-pocket costs. Resale homes also tend to have larger lots in established neighborhoods. Property taxes may also be lower because the infrastructure is already in place. The buyer can also easily research schools, safety, and amenities which may still be under construction in new developments.
Gut Rehabbed Home
Gut rehab is a major restoration project on an older house or other building. All or a majority of the plaster walls are torn out back to the studs and rafters and then replaced. Some or all of the trim, windows and doors may either be restored or replaced depending on the level of rehab. Many gut rehab buyers find existing architectural elements desirable and want to retain them. In most cases, all of the MEP – mechanicals, electrical and plumbing systems will be replaced with products that meet the current standards and codes. In nearly all cases the exterior siding and roof will be replaced due to deterioration.
